Q: How can I get a list of your deals?

Our deals are so far below market, we don’t have a list!

They are all sold within a day or two, sometimes hours. We know we could get more money from these deals then we do, but we pride ourselves on “no brainer” lucrative deals. Many wholesalers market their properties up to what the market will bear. Not FarBelowMarket.com, we want to keep the frenzy alive, if you get a deal from us, you can be sure it is a deal (and we’ve fixed and flipped over 280 houses, so we know a “no brainer” deal from a “pretty good” deal when we see one).

If you go to our homepage and click on the tab at the top entitled: Show Me The Deals!, you will find any available deals there. We try our best to keep it updated…and most importantly if you are going to have a shot at a deal you better sign in on our homepage at www.FarBelowMarket.com.

Do I have to have all cash to buy a property from you?


This depends on the offer we made to the bank. Sometimes the best of the best deals can only be made if we make a very strong “all cash” offer. In these cases, we do need the entire purchase price of the house funded directly to the escrow company…(it never goes directly to us).

Many times, we write the offer “hard money”, which is good news because we will have financing available to you. In most cases, you will still need to have some cash to close plus your fix up money. It is not based entirely on credit and the amount you will need to come out of pocket depends on the deal. It could be as little as $10,000 to close on up…it completely depends on the deal, and each one is different.

What if I don’t have ANY cash?

In today’s market, you almost always have to have SOME cash. There are “no money down” techniques (we’ve used many of them), but they do not work with bank foreclosures because banks will never “carry bank” financing.

If you are looking to break into real estate investing, and you don’t have any cash, I STRONGLY recommend that you learn how to wholesale property.
